Legal Question in Landlord & Tenant Law in California
Rent
My Landlord sent me a 3 three day notice saying my lease has ended and my rent is now going to be 140.00 more a month. There claim is they sent a letter in the mail back in April stating my increase in rent, but I never received it. Now is there a certain percentage on how much they can raise my rent or what do I do from here. I received a three day notice on my doorstep this morning that stated to pay 140.00

Re: Rent
This is why it is always better to hand deliver letters or rent, or send certified mail (return receipt requested). By your zip code, I am assuming you live in Lancaster, which does not have rent control. At the end of a lease, which I assume is the fact here, a landlord can raise rents 5% with 30 day notice, and more than 10% with 60 day notice. If it comes down to an eviction, the question is whether the judge believes landlord notified you in April, or believes that you never received notice until June. I would try to work this out immediately, because if this goes to an eviction proceeding, even if you win it could be costly to you. The eviction shows on your credit report, and will make it very difficult to rent again without a co-signer. Frequently a letter from an attorney to landlord helps straighten this out.
