Legal Question in Landlord & Tenant Law in California

landlord tenant

I have been staying in a motorhome on the property of the owner. He wouldn't accept rent or money for utilities. He was a good friend of my deceased fathers.

Since I'm not paying rent, do landlord tenant laws apply to me. Does he have follow the laws regarding evictions and unlawful detainers, abandoned property?

You are known as a tenant at will. The landlord must give you 30 days notice before evicting you.

You may possibly be considered a house guest, but, he would still have to evict you, as if you were a tenant. Thus, he has to follow all of the landlord-tenant laws.
