Quickie advice: next time you rent, do a "walk-through" with landlord ("LL"), and discuss all problems...and get any promises in writing. There is not an easy answer here. I need more information, and request that you e-mail me, or call me. Do you have a written lease? How long a period is covered? Have you discussed the pet odor with LL? If so, what did he or she say? If you end up in court, do you have any friends who will testify to the smell in the carpet? Was the watering discussed before he planted grass? What is in your lease concerning utilities, and payment of the water bill? Is it an apartment complex or home? How many other tenants (if an apartment) are involved regarding the grass?
