Renting a garge/rec room

have a garage that was converted into a rec room. i am renting it out. tenant didn't pay rent and called the city. i'm trying to evict her for non-payment. was told by a lawyer since it is a ''rec room'', i don't really have a case to evict her and she is within her rights to say for a very long time without paying and i would be liable for paying her. suggestion was to pay a settlement. any assistance would be GREATLY appreciated.

I highly doubt someone may stay in your house without paying rent simply because it was not zoned for living. I would get a second opinion on the eviction issue.

Sorry to be late, but I am returning from a 2 month medical absence, or I would have answered this sooner.

Give her a 2 day notice and file an unlawful detainer. Despite the "rec room" courts do not like renters trying to take advantage of a landlord for technical reasons (and vice versa).
