im renting a house that is being auctioned off or short sold,what rights do i have?

I am sorry, however, there is a big difference in terms of your rights in a foreclosure auction versus a short sale. It is also important to know if you have a month-to-month lease, or a term lease. Please re-post your question with more specifics - is the home being sold in foreclosure, or is it being sold by the homeowner in a short-sale. When did you sign a lease (if you did) and if so, was it month-to-month, or a term lease. When does the lease terminate. All of that information is necessary to let you know what you may expect going forward. If nothing else, I would suggest that in a situation where your landlord is experiencing financial difficulties and is either going to sell or lose the house, get ready to move.
