You could have a registered process server post an appropriate 3-day notice on the front door, and mail a copy to the tenant. If rent is not paid within those three days, you file an unlawful detainer lawsuit in the court for the district in which the property is located. Have a registered process server attempt service. If that doesn't work, you can apply to the court for an order to post the lawsuit on the door and mail it. Once you win the unlawful detainer, the sheriff will evict the tenants.

You might want to contact a lawyer in your area who handles tenant evictions to spare you the aggravation.

A 3 day notice should be served for non-payment of rent. If the tenant does not pay, an unlawful detainer action can be filed. Please contact our office if you have any other questions concerning an unlawful detainer action.
