Legal Question in Real Estate Law in California

I have a 10 year lease on a retail store. The bank has just foreclosed on the property. Under California Law is the bank required to honor my lease?

If the lease was recorded, and if the recording predates the deed of trust they forclosed under, yes. If not, maybe but not likely. On the other hand, the bank may want to assume the lease anyway to avoid owning a vacant storefront.
