Legal Question in Real Estate Law in California
We brought a short sale Condo which closed 2 weeks ago. The existing renter had give the 30 days notice to move out after the closing day. They have not pay the rent for more than a month. They do not want to sign a new lease with us. What should we do at this point as a new owner of the Condo?
What kind of right do we have?

Since you appear not to understand the responsibilities, rights and legal remedies under property owners and tenants law, you should employee either an eviction experienced attorney, or an 'eviction help firm' to handle the required legal notices, services, filings and pleadings needed to get the tenant out and try to recover your lost rental income. It requires precise adherence to details and all the court rules to succeed without wasting time and money. Make a mistake, start over.
Nolo press has a good book on doing evictions yourself. If you want to try to do it yourself, pick up a copy and read it. If you feel comfortable doing it after reading the book, give it a try. Otherwise, take Mr. Nelson's advice and hire an attorney.
