Eviction

I served a 30-day notice to quit to my tenant on Sept 1, 2002. As of October 31, 2002, they are no longer staying on the property, but some of there things have been left. Also, they have been coming in the middle of the night to pick up some of their things. Can I change the locks now? Is there any other parperwork that I need to do? What do I do with the things they have left?

If they have moved out, you can take possession of the unit. Regarding any of their personal property, there are statutes regarding proper storage for a short period of time, with notification to the tenant at their last known address. If, after the prescribed time, they do not claim it, you may sell it, retain your costs of moving and storage, and send the remainder to them.
