No, and she would be incredibly foolish to do so unless it is worth less than the sum of any liens, mortgages, etc., because she could be liable for gift tax on any equity.

I disagree with Mr. McCormick. Yes she can, by simply recording a quit claim deed into your name, but that would be very strange indeed.
