Legal Question in Real Estate Law in California

My house was on escrow and almost at the end of the three months my realtor told me that the were having problems with the buyers grandfather (who I never heard of before) he was cosigning (first time I heard that) and he was not presenting the documentation needed. To make short the sale is not happening and my question is is it a breach on the contract. Does the buyer has some financial resposabilities.

Shoould I be entitle to the emd money.

My house was on the market less then a month, and we lost all summer on this.

If the buyer posted earnest money and the timeline was not met, then you might be entitled to that money as liquidated damages. Of course, it would take a thorough review of the paperwork and the offer and acceptance.
