Legal Question in Real Estate Law in California

My landlord is going to do renovations and rebuild to my apartment property. They have offered to buy out which I’m reluctant to take because my rent were double and they’re not even covering a years worth of the difference in rent that I would have. My question is if I stay through their renovations and rebuild. What are my rights? How do I keep my apartment if they rearrange walls? I fear they would stick me in the worst unit if I were to return after relocation assistance. They are also saying they were going to make some of the units section 8 and told me that if they did that I need to apply to stay in my apartment. They are confusing me and scaring me on purpose so I take a low offer and decide not to deal with it. But I like my apartment and I need the low rent so I can survive.
