Lien from HOA

HOA have placed a LIEN on our townhouse for lack of payment on our monthly dues. Can they turn around and sell the townhome from under us when we have a mortgage?

Probably. Even if there is a legal exception that applies in your case, it would cost you more to pursue this in the courts than it would to just pay your dues.
