can a mobile home be "quick claimed" to a family member under 55 yrs old if the trailer is in a senior park?

The resident must be a senior, anyone can own it.

First off, there is no such thing as a "quick claim" deed. Second, you cannot transfer a mobile home by deed. It is a DMV transfer which is handled much differently. Third, as Mr. Nelson suggests, if they want to convey the mobile home to someone under the age limit for the park, they are free to do so as long as the new owner doesn't live there, and the park doesn't have an owner-occupancy requirement. In short, they are free to rent it out if the park allows it, but not live there.
