my parents were very controlling and when I bought my first house they convinced me that them signing the deed was the same as cosigning. I was in my mid 20's.they told me that would protect my house from a girl I was engaged to and that if there were no problem in the marriage they would sign it back to me.I was under their control back in 1980. after living in it for eight years they refused to give the title back after my divorce was final and have collected 450,000 in rent and are attempting to sale the house for 600,000 and keep everything.i had 100,000 improvements and paid everything, down payment, renovation and payments first 5 years , and rented it out. they said they should put the profit in a accountant payoff was in 2013. now my mother is taking everything. statue of limitations if they lied to me about everything?

Controlling?? That is an understatement.
You still haven't figured out that what they say is in their financial interest, not yours. You can either go along with their program or take legal action to try to get your 'share' of the property if it is sold, or to 'clear' title and get it back. IF you can prove that all the money paid on the property was yours, and they paid nothing and never lived in it, that is an easy equation. Your check books, bank records, repair receipts, utility bills, mortgage payments, etc will be required.
