How do you properly terminate a Buyer Representation Agreement - Exclusive?

I can think of three possible ways. There may be others:

1. Buy a property as contemplated by the agreement;

2. Wait for it to expire; or

3. Negotiate an early termination with the other party.

If you have a legitimate reason, discuss it with the agent and point out how you feel they are not properly or sufficiently representing your interests. Ask if they will do what you specifically want done; sometimes the will dlirectly refuse to do so, at which point you ask if they still really want to represent you. They may give a non-responsive answer and then if you push hard enough they may finally say that there are to many differences between the two of you and they will withdraw. If you have already made contact with a seller through your former agent, you will defnitely need a wrlitten withdrawal letter or form from the agent and may have to remake any prior offers that have not been rejected [the broker may say that you can not use the CAR form as it is copyrighted; whether that is correct or not does not matter as they will not co-operate with you without your following their whims. Many brokers and agents do not show the greatest interest or intellligence in making a deal go through, especially if their commission will be relatlively low.
