can I put my daughter on my morgage loan before I die

Why would you want to put her on the loan; of what advantage would that be to you. The bank probably will allow you to add someone to the mortgage as it gives them more security. Do you mean adding her to the title? In general, that is not desirable, but you need to supply more facts for any of us to make a recommendation.

No, but you can put her on title if what you are trying to go is give her the property when you die. You could also set up a trust to do so. Consult with local counsel to determine in what manner to do so regarding tax and control issues.
