Real Estate ownership by minors

Is it legal for minors to purchase real estate in California? If not, what are their options? If so, what are the requirements?

Minors do not have the capacity to enter into legal contracts in the State of California, and a purchase of real estate is a contract, as is getting a loan, entering into an escrow, etc. The only option I know of is to wait until the minor is of legal age.

depending upon the circumstances, that is the age of the minors and their source of income, they may be able to become emancipated. Emancipated minors are considered to be able to enter into contracts. Before taking this drastic action check with the lender and title insurance company to see if they will proceed with the sale.
