Legal Question in Real Estate Law in California

I received an offer of a high amount for my property. I did agree to sell to a woman who would have given me 47,500 dollars. But i received a better offer. I want to know, what are the risks I will face if I accept the better offer than the 47,500

If you entered a contract for the sale of your house, you'll get sued if you breach it. No surprise there. The buyer's suit will prevent you from conveying title to anyone else. If you are foolish enough to enter two contracts, both will sue you. IF, and only IF, you can negotiate your way out of the first contract could you safely then sell to the second buyer.
