Legal Question in Real Estate Law in California

My renters want to vacate the home a year early. We have a signed lease until July of 2013. There is no reason to terminate the lease what are my options?

Read your lease to learn what your options are. Generally, a good lease will provide you the ability to sue them for lost rent as damages for the remainder of the term. You are obligated to try to re-lease it to mitigate your damages [reduce your losses]. Whether it makes economic sense to spend the money and time to sue them will depend on how quickly you can get it re-leased, and at what rent.
