Almost anything can be sold as long as you make a full disclosure to the buyer. Even if a building is condemned it can be sold.

It can be sold, but (a) it will be difficult to get financing, and (b) anyone with a duty to disclose the termite problem will be liable to the buyer if he or she fails to disclose it.
