What can be done to a tenant that has not pad rent?

The tenant can be evicted through what is known as an unlawful detainer complaint. A prerequisite to filing the complaint is service of a three day pay or quit notice to terminate the tenancy.

If you insist on doing the unlawful detainer yourself, I suggest referring to both the Landlord's and Tenant's Guide published by Nolo Press. It is available in most law libraries, and some public libraries.

If you are a novice landlord (as it seems), you should obtain and study the Nolo books about landlording, whether or not you do the eviciion yourself.........but you will find it easy, quick and error-free to use a professional eviction service. Make sure it is BONDED.
