Title Transfer after Probate

A probate judge awarded my father a property. What are his next steps to transfer title of the property to himself?

If your father has been "awarded" a piece of property in a probate proceeding, there should be an order signed by the court which relates to that award, which order provides a legal description of the property. Your father needs to obtain a CERTIFIED copy of the order, along with a preliminary change of ownership statement, and have it recorded in the county in which the property is located. Once the order is recorded, the property should be owned, of record, by your father. To ensure that title is vested in your father's name, your father should contact a title insurance company and purchase a preliminary title report, and ultimately, a policy of title insurance insuring his title.

have the order prepared with all of the need terms and descriptions and recorde the certified copy signed by the judge --- i take it your father was not represented by an attorney as he/she could easily answer that question
