Proving an oral agreement is your problem. Witnesses and admissible documents would help.

Oral contracts are enforced, with a few limitations. One of thos limitations is that leases with a duration of more than one year have to be in writing. Oral contracts are often harder to enforce due to evidence problems (proof of their existence and their terms), but are just as binding.
