Landlord Question

I have two rentals out of state(CO) with the same issue. I had a property agent lease both properties. After the tenants were in, they discovered that the sprinklers do not work. I did not even know the houses had sprinklers. On one house, I had a technician go out. He got all working except one zone. He charged $150 which I think was excessive. The house is only 4 years old. I have not had the second house assessed. It's a little older. My question. If the leasing agent did not present the house with working sprinklers am I obligated to get them working or is there an implied ''as is'' on the final walk-through if nothing is in writing ?

I'd love to help, but I do not know Colorado law.

Resubmit, and don't mention CA under the state. That should get you an answer.
