Failed to Sell
Our Previous Realtor failed to sell our home. We have now been on the market for 2 years. She priced us too high, did not put a sign in the yard and did not do any open houses. She claimed that they don't sell houses, only to find out later that she was busy with more expensive properties. Anything we can do? The market has sunk in 2 years so bad.

Sorry about your problem. As a legal matter an initial question is to determine whether your agent was a selling broker or just a transaction broker. If they are a selling broker they have various fiduciary duties which could have been breached. If they are just a transaction broker, it is another matter entirely.
Depending on the exact facts and other issues, there could be claims for negligence, misrepresentation and others. As always, it depends.
