Legal Question in Real Estate Law in Colorado

Grandparents House

My grandma passed away and she owns a house with my grandpa, who is still alive. My girls and I are living in this house and my grandpa is in a nursing home on private pay. We would like to keep the house being as it was my grandma's last wish. My question is how can we do this? Do we need a quit claim deed to take my grandma's name off and my name on the title? Any information you can give to help will be greatly appreciated. Thank you!

Re: Grandparents House

Your Grandpa can quitclaim the house to you if he is competent and his name is on the deed with your deceased grandma. If no Will was ever executed by your grandparents, the house will go to their next of kin via probate.
