Mislead by realtors
My husband and I bought a house on 2.3 acres. Our plan was to build a house on the property, and sell it. The listing stated the property was sub-divided. Everyone involved in the purchase of the house knew of our plan. After closing, we found out that the property was not sub-divided and we could not build on the property.

I do not understand your question. Subdivision usually means the building of more than one home on a property. Zoning regulates the building of homes as well. What rule or law exactly is preventing you from building a home on your property? Are you referring to your intention to build a second home on the property in question?
If there is no home on the property, find out precisely why you cannot build on your property. Is someone telling you this? On what is this person or agency basing its prohibition against your home building plans? Once I have more details, I can help you.
