seller's obligations regarding home inspection repairs

If a seller signs a contract agreeing to make home inspection repairs are they then legal obligated to make absolutely all suggested repairs? If the repair requires rebuilding the chimney or something else very expensive can the seller then back out of the contract? The realtor says we can, I'm not sure I believe her.

Your obligations should be spelled out in the contract.

In the standard Colorado form contract, the seller has the option to make repairs

or cancel the contract and return the earnest money.

If the buyer waives the repair items that the seller refuses to do, the contract can continue.
