Subleases and notarization

We are a Washingtom based corporation and own a tower site in Boulder County. The lease was signed but isn't notarized. So, my question is: Does a Colorado Sublease Agreement have to be notarized?

Re: Subleases and notarization

Unless your local law [Washington] requires notarization, Colorado law would not require a written agreement to be acknowledged to be valid and binding on the parties. In addition, in Colorado, a document does not have to be notarized to be recorded; however, an acknowledgement would trigger the application of some evidentiary presumptions that do not apply to instruments which are not acknowledged.
