Dividing an estate as a personal representative
My girlfriends' brother recently died naming her in his will in charge of dividing his small estate,(a condo) between his 4 children equally, 3 adults and one disabled minor. The condo, in a bad state of disrepair, has been appraised at $49,000, but we'd intended to fix it some first to make it more sellable. What forms and proceedures will we need to take care of all this, dispose of the property, establish a trust for the minor, etc.? Can the property be sold for more than the appraised amount after the repairs are completed without going through probate? Also is it required to post a notice in the paper?

Your girlfriend should immediately hire an attorney experienced in handling estates. She needs to lodge the Will; open the estate and then accomplish the required estate administration.
Since there is real estate, these steps need to occur and the attorney should investigate whether the estate will be small enough to use the most simplified procedure in Colorado.
All of these steps will require proper notice and to ensure that the creditors of the estate are dealt with appropriately.
