Business - Ratification, Reliance

I presumed that a house was for sale, relying on representations from a realtor (agent for seller), who represented herself as an agent of the sellor. I spent $2,000 for inspections and mortgage application fees. The house turned out not to be for sale, evidenced by the fact that the owners still live there 2.5 years later. I want to sue to recoup the money as I relied on the realtor (agent) that the house was for sale. The owner ratified the acts of their real estate agent, misleading me to believe the house was for sale.

I think the issue you may need to address is the amount of time that has passed since the realtor made their misrepresentation. Depending on how much time you waited, your claim for negligence may have expired. Generally, you have a two year window to make your claim (see C.G.S.A. � 52-584) You should have contacted a lawyer two and a half years ago. Feel free to contact me for further explanation.
