what would happen if my husband and i have to terminate the lease due to unemployment?

Depends on your lease. Generally you would be liable for the remainder of the lease. Hopefully you could sublease provided it's in the lease. Question is difficult to answer because we don't have your lease and other info which might be useful. Best course of action for you is to seek assistance of a local attorney. Contact your local bar association for a referral.

you are still responsible for the lease agreement absent a provision which gives you the right to terminate early. you should talk to your landlord about the situation and see if you can work it out.
