Legal Question in Landlord & Tenant Law in Florida

We have been trying to contact our landlord by mail and phone about repairs that are needed around the house. Even though some are not major (dishwasher needs a motor, outside carriage lights needs repaired), we are needed our A/C looked at since it continuously runs and the temperature within the house stays about 80 degrees. Our landlord refuses to contact us back about the issues and we don't know what else to do.

send a certified mail to the landlord - that unless the repairs are made you will withhold the rent. This MUST be 7 days prior to the rent due date. Don't wait until the day rent is due and then refuse to pay - you can be evicted. After you send you letter and then withhold your rent you may get a notice from the landlord that he will take you to court. Take the rent money and pay it to the clerk of court in the county in which you live for them - the clerk- to hold in the court's registry until a judge hears the case.
