Legal Question in Landlord & Tenant Law in Florida
Hello everyone.
I have just discovered this website while googling my problem for a couple of hours, so hope someone is more prepared than me and can help me out.
Here is my problem:
I rented a place in Miami (Florida) 1 month ago and I have been living in this place since then.
I used to have a room mate which I got along with with no problems.
3 days ago my landlord has decided to move in with me (in a different room) as the previous room mate left the place (he was kinda of forced to leave the place by the landlord).
Since then it has been a nightmare. My landlord refuses to talk to me, she barricades herself in her room and only gets out to cook/mess with the kitchen, which has become non usable as because of her it is now gross and extremely dirty. So dirty that I haven't been able to cook for 3 days.
I have already paid the rent till the 30th of April (1050$), the date when I will anyway have to move out for travel reasons.
We did not sign a proper contract or lease, but I have the text conversation where we discussed the rent and a receipt that is a screenshot of her phone where she typed the receipt you can see here:

I have covered sensitive data, they are in order: the name of the building, my name and surname, the address and her name and surname.
You also have to know that before moving in the landlord asked me if I could stay 3 nights at another property that she has. This is because the Ultra festival is happening right now here in Miami and she said that someone had booked my room the day before and she would have incurred in a very high penalty fee. I said I could not accomodate that request as I had stuff going on here in downtown Miami while the other property is at the beach. This someone never showed up and she just moved in.
I would like to have an honest opinion from someone who is prepared on this; what is my best option?
I am normally easy going and chilled out but she has been here for 3 days and the atmosphere in the house is awful.
I know the first thing is always try to talk and I have tried but she just avoids me all the time and runs in her room and locks herself in if I ask anything.
She smokes all the time and when I open the door to the balcony to have some fresh air come in she runs there and closes it.
The common areas got so dirty in just 3 days that I can't even describe that, I simply can't use them, trash everywhere, dirty stuff here and there.
Obviously a calm solution would be ideal but I have shared flats in a few cities and never got to this point (well not even any close to this) so this kind of solution does not really seem probable.

It is not possible to give you a definitive answer in this forum without reviewing all the actual details. The likelihood of a quick legal solution is not great. Since you cannot speak to her I would write down your issues and concerns. Perhaps suggest a resolution. See if that helps. Prepare to move as if 4/30
