Legal Question in Real Estate Law in Florida

Condo's Book Of Rules and Regulations

I purchased a condo and never recieved a copy of the condo's rules and regulations. The management company says it's is the previous owners responsiblity, but it was a forclosure. Therefore I was told it was the listing agencies problem. The management company has a master copy that I can check out, but it is 300 pages, they also said that I can purchase it for $.25 a page. And someone told me that it is Florida statue that the listing angency provide the book. Am I getting correct information?... Who needs to provide me with a book?... Or am I just screwed cause I bought a forclosure.

You should have asked for it before the purchase.

Re: Condo's Book Of Rules and Regulations

The association is entitled to charge you a reasonable fee for copies of the Documents. .25 per page is reasonable. Therefore if you want them you're gonna have to pay.

Florida statutes governing Condo law are listed in Part III Section 718.301 and can be found at www.flsenate.gov. Neighbors are always a good source for information, one may have a copy and the association should certainly have a copy available for viewing. Lastly, you can always look at the management copy and only request copies of the sections that you need reference to for your particular circumstance.
