lease with option to buy

A friend ask me to buy the property were they were renting,because they could not qualify for the loan.they paid for closing costs .I did not made a document stating that I was buying the house for them,instead we did a lease with option to buy.In the contract I put that they would pay for the mortgage but I did not mention taxes or insurance.My friend failed to pay the mortgage for two months before contract expired on july 2004.My friend sue me for lack of performance.They have not paid the mortgage for 6 months after the contract expired and never paid taxes or insurance for 3 years.I thank you for your help.
