living trust?

Our daughter owns land and has let us put a manufactured home on the land. we need this land to be in our name in order to obtain a regular mortgage. we have a chatel loan now at a higher interest rate and would like to bring our payments down. we need to do it to where when we are deceased the land will return to her name. how can we do this? she is willing we just don't know exactly what it is we need to do. thanking you in advance.
