Legal Question in Real Estate Law in Florida
I mistakenly did a quit claim w/my girlfriend in which she is the grantor now. I'd like to reverse it & do it again in me as the grantor with rights to survivorship. Would it be better to do it as a quite claim or a lady bird. I'm in florida

An attorney need to review the papers you completed. the "mistaken" qcd needed to be from the actual owner of the property to whomever you wanted. If that was not done, you have created a title problem that needs to be corrected. as for whether a life estate is better for you it entirely depends on your circumstances. seek some legal help you cannot get that on this kind of forum.
