Remove Trustee from a Trust

We need to remove the Trustee from our Trust. She has not fulfilled her obligations. What kind of paperwork do we need? Can the owner of the property and trust sign the quitclaim deed to change it out of the trust? The Trustee is refusing to sign the quitlcaim deed.

It all depends on the terms of the trust. There is usually some provision for removal of a trustee in the trust, but it depends on how it was drawn up. Otherwise, you might have to file a court case asking that she be removed. I'm sorry I can't be more specific, but you really do need to take the trust to a lawyer to review and advise you.
