From a Home Owners Association covenent:

The annual assessment, shall be Ten ($75) Dollars, subject to future adjustments as determined by the Association.

Which amount is due: Ten Dollars or $75?

I represent several homeowner assoctions and am therefore familiar with most types of covenants, even though these are not "cookie-cutter" documents. Each one needs to be read in its totality. Talk to a local attorney, but I will bet that the ten dollar fee was a misprint. In any event, by your own admission, the adjustments can be modified by the Association.
