i rented out my house in september 2010 for 1 year, but my living situation has changed and i need to move back into my house its january 2011. can i terminate the lease and how much notice do i need to give the tenant.

A lease is a contract. So, is there a provision regarding early termination. Otherwise, you don't have a basis for eviction.

Therefore, the next best thing is to negotiate with the tenants to terminate the lease. Maybe give them a free month if they move out early. Of course, any changes should be in writing.
