Property dispute with neighbor. Deed, tax accessor, and plat all differ. Which is correct?

There's no way any lawyer here can make even a wild guess. Take all your paperwork to a lawyer to review. You will likely need a lawyer and a surveyor and cannot fix this on your own. Hopefully you chose to pay extra to get owner's title insurance (in addition to the mandatory lenders policy) as that may kick in depending on details we lack.
