Legal Question in Real Estate Law in Georgia

So, two of my roomates moved out without informing me or my other 2 roomates. only one of them is on the lease and they are refusing to pay their part of bills which is $522. They are also refusing to fix what they destroyed in the house. what can i do legally to get them to pay their part ?

Sue 'em. Both of them. Small Claims (Magistrate) Court.

Obviously, you had some agreement to split the rent. You should sue them and bring into court evidence of the agreement and witnesses. As far as the damages, take pictures of the damages and submit proof that you fixed it (receipts, invoices, pictures of the repairs).
