Legal Question in Real Estate Law in Georgia

My son bought a house in 2005 which had a sun room addition then a few years old. The homeowner did not permit the job nor disclose any problems with the addition. Nothing was noted by the home inspector. Now the addition is falling away from the house for it has an inadequate and improperly installed foundation below the addition. What cause of action does my son have against the seller and or real estate agents?

Unless the seller or agent provided some warranty, quite probably none. I'd have to know more facts to pay for sure, but it is your son's duty to inspect, so if he failed to find something, he is very likely out of luck. To be safe however, he should see a specialist in real estate law (not my speciality) as soon as possible and share details and show the lawyer his contract.
