Breaking a contract

6 mo ago we signed a contract with the owner of a trailer park. He would finance all the cost for rebuilding the trailer and we would pay him back $200 a month plus 10% of the total cost until it was paid back. We are about $5000 into the project (only 1/2 way complete of the rebuilding) and he has told us that he will no longer finance the rest of the cost. We do not want to go and take out a mortage on the trailer(we would rather do that for a house). We would like to just forget the whole deal. He obviously wants us to pay him the $5000 that has been financed up to this point. We don't feel that we owe him anymore money because he hasn't keep his end of the deal. We can not move into this place. What legal grounds does he have to stand on in making us pay him?

This is a material breach of a contract. Since I am not able to read the language of the contract, I cannot advise you. I can only speak to general terms. In sum, you may be liable for some amount but this would depend on case law and thus it would be in your best interest to hire an attorney in your locale to advise you. This is complicated enough that a simple answer on a bulletin board is not the way to proceed.
