Legal Question in Family Law in Illinois

My husband and I own a house together. We have been separated for about 2 years, but living in the same house. I have found a home that I would like to purchase and would like him to waive his homestead rights to it. Papers have not been served yet for the divorce. What forms, papers, or letters can I do to make this happen?

Most lenders will require that he sign the mortgage and the truth in lending statement.
