Legal Question in Landlord & Tenant Law in Illinois
Lease expiration fee
I had a 1 year lease with an apartment complex which recently completed. There is a clause in my lease which states that I have to give a 30 day written notice intending to surrender my apartment prior to the expiration of the term of my lease, failing which I will be liable for an additional month's rent. I did not provide a written notice but did verbally communicate to the apartment complex staff about not renewing the lease. Am I liable for the extra month's rent or can I contest the claim?

Sounds like you're stuck - better give your written notice now.
Re: Lease expiration fee
Without having actually read the lease and based on your statements I would give a qualified Yes. By signing the lease you agreed to be bound by the terms of that lease.
