Legal Question in Landlord & Tenant Law in Illinois

I purchased a rental home (mobile home) with a tenant still in it, previous owner got tired of dealing with her, there is no lease/rental agreement with the previous owner and tenant, she has already lived in the unit for 3 months free and expect the same with me being im the new owner. Can I present her with a lease I have made up for her to sign, also can I ask for 1st month rent and security deposit from this person? There was no security deposit paid to prior owner. Going to raise rent so if tenant does not sign/agree to new terms/rent with lease can I just start the eviction (7-30 day notice). I have copies of all unpaid rent, bounced checks, no security deposit from previous owner to prove tenant is a dead beat.
