Legal Question in Landlord & Tenant Law in Illinois

We rent a condo apartment directly from the owner and have a lease which ends in June 2014. We had a disagreement where he was yelling and threatening us. The most recent development is that he sent us an email stating he will be putting the apartment up for sale and will let us know when it's sold and give us "notice." At this point we would just like to leave and start looking for an apartment. The lease states we need 45 days notice plus fee if we terminate. It does not mention what happens if he were to put the apartment up for sale. Since he will be putting the apartment up for sale, does the lease still apply? Can we leave without 45 day notice and a fee?

As a tenant in Chicago, you are likely protected by a local ordinance called the RLTO. The RLTO provides many rights and remedies to tenants including the right to terminate a lease under certain circumstances. Whether you are able to terminate will depend on many factors and a review of your lease. Merely having an angry landlord is not itself a basis for termination.
